Conditions and Information:

Goliath Properties LLC and its subsidiary companies are committed to the Fair housing Act prohibiting discrimination in rental housing based on Race, Color, Religion, Sex, National Origin, Handicap, Disability, Familial Status, and any other Protected Classes defined by local ordinance.

The Rental Application must be filled out by any prospective tenant that is over the age of 18.  Applicants must disclose all intended residents of the townhouse.  The nonrefundable application fee for each person is $30. This fee can be paid through the website by clicking the menu choice of “Make a Payment”.

The lease application must be signed.  

The completion of this application by the prospective tenant creates no obligation of the landlord to approve the application.

The monthly combined gross household income must be at least three (3) times the stated monthly rent.  Employment verification will be made by phone/fax confirming position in company, length of employment, salary, and future with company.  Your last (2) two consecutive paycheck stubs showing year-to-date earnings may be required. Self-employed applicants may be required to show proof of income through copies of the previous two year’s tax returns.

A credit report will be obtained for every intended resident over the age of 18.  When scoring credit we will look at various variables to determinate applicant’s willingness or ability to pay their rent including income to rent ratio, income to payment ratio (revolving debt), number o recent credit inquiries, average age of revolving debt, credit scores, and payment histories.

As part of the application process the criminal background of all applicants and occupants 18 years old and over will be checked.  Applicants and occupants will be denied if they are found to have a criminal history or convicted of a felony or misdemeanor that would be deemed to be a threat to the community. 

Landlord will approve or reject the application usually within five (5) business days of being submitted.  However, there is no obligation of the landlord to notify the prospective tenant unless the application is approved.

One the application is approved; the tenant must make the security deposit immediately or we will move on to the next applicant. The security deposit can be paid through the website by clicking the menu choice of “Make a Payment”
